House prices in Belgium 2.7% higher in the first quarter of 2025

House prices in Belgium rose by 2.7% in the first quarter of 2025, compared to the same period last year, new data from Statbel has found.

This marks a slight slowdown on the 2.8% year-on-year increase observed in the previous quarter, and means that the average inflation rate for the last four quarters stood at 3.1%.

On a quarter-on-quarter basis, house prices were 0.7 percentage points higher in the first quarter of 2025.

House price index

The overall house price index now stands at 143.12, based on a reference year of 2015 set to 100, Statbel noted. This means that, on average, house prices have increased by over 43% since 2015.

The house price index is divided into two segments – new houses and existing houses – with annual inflation standing at 0.3% for new houses in the first quarter of the year, and 3.6% for existing houses.

Existing houses comprised 70.4% of the dwellings on the market during the period, while new houses accounted for 29.6%.

Region by region

Looking at house prices in the different regions of Belgium, house prices were up 2.3% in Brussels, 3.3% in Flanders and 5.4% in Wallonia, the data showed.

Neighbouring countries demonstrate variations in house prices, Statbel noted – in the fourth quarter of 2024, house price inflation stood at 2.8% in Belgium, compared to 10.8% in the Netherlands.

In France, meanwhile, house prices fell by 1.9% in the quarter, while in Germany, house prices were up 1.9%.

‘The house price index measures the price evolution of real estate prices on the market of private property,’ Statbel noted. ‘The index follows price changes of new or existing residential real estate purchased by households, irrespective of their purpose (letting or owner-occupying). Only market prices are taken into account. Houses built by their owners are therefore not included. The price of the building plot is included in the house price.’ Read more here.
