The average price of a family home in Portugal increased by 19% in the second quarter of 2025, compared to the corresponding period a year earlier, new data from INE, the Portuguese statistics body, has found.
This compares to a 18.7% year-on-year increase in the previous quarter.
The median price of a family home in Portugal was €2,065 per square metre in the period, the data showed.
Some 41,608 family homes were sold during the second quarter of this year, which was 15.6% higher than in the same period last year.
House prices increased across all 26 sub-regions of Portugal, with Baixo Alentejo recording the highest growth rate, of 38.7%.
International buyers
Regions with the highest average house prices, including Grande Lisboa, Algarve, Península de Setúbal, Região Autónoma da Madeira, and Área Metropolitana do Porto, also reported the highest prices paid by non-Portuguese residents, according to the data.
In Grande Lisboa, buyers from outside Portugal paid 61.9% more per square metre than domestic buyers, while in Área Metropolitana do Porto, the difference was 29%.
House price acceleration
As INE noted, house prices accelerated in 19 of the 24 municipalities that boast populations over 100,000.
Vila Nova de Gaia posted the largest increase in year-on-year growth, at 13.4 percentage points, followed by Coimbra, at 12.7 percentage points, and Amadora at 10.9 percentage points. The largest decrease in year-on-year growth was reported in Cascais, down 6.6 percentage points.
Lisboa and Porto registered increases of 4.2 and 4.9 percentage points, respectively, in the same period.
Lisboa also had the highest median house price, at €4,865 per square metre, followed by Cascais at €4,346 per square metre, Oeiras at €4,161 per square metre, Porto at €3,309 per square metre, Odivelas at €3,219 per square metre, and Almada at €3,101 per square metre. Read more here.
