What EU country saw the biggest increase in house prices in the second quarter of 2024?

Poland reported the biggest annual increase in house prices in the European Union in the second quarter of 2024, with prices rising 17.7% year-on-year.

According to the Eurostat data, other notable increases in house prices were recorded in Bulgaria (+15.1%), Lithuania (+10.4%) and Croatia (+10.0%).

Of the EU member states for which data is available, 20 showed an annual increase in house prices, while six showed a decrease. The biggest falls on a year-on-year basis were seen in Luxembourg (-8.3%), Finland (-4.8%) and France (-4.6%).

On a pan-European basis, house prices increased by 2.9% in the European Union (and by 1.3% in the euro area) compared to the second quarter of 2023.

Quarter-on-quarter house price increases

On a quarter-on-quarter basis, house prices in the European Union rose by 1.9%, while they were up 1.8% in the euro area.

House prices increased in a total of 23 EU member states on a quarter-by-quarter basis, with the biggest increases seen in Croatia (+4.3%), Portugal (+3.9%) and Spain (+3.6%). Only France and Belgium (both -0.2%) saw house prices fall on a quarter-on-quarter basis, while in Hungary, housing prices were stable. Read more here.
