Pozuelo de Alarcón, located to the west of the capital, Madrid, is the city with the highest monthly rent in Spain, with an average monthly rent of €1,088.4 in 2022, new data from the Spanish statistics office, INE, has found.
According to the study of rental expenditure (for habitual residences) across 126 Spanish cities, other locations to boast high rents, on average, included Sant Cugat del Vallès (€1,045.6) and Majadahonda (€987.4).
At the other end of the scale, cities with the lowest rental costs included Ponferrada (€347.9), Ferrol (€349.2), and Alcoi/Alcoy (€352.3).
Districts of major cities like Barcelona and Madrid also exhibited high rental prices, averaging €902.8 and €887.4, respectively.
Rent within city neighbourhoods
In terms of rental expenditure within city neighbourhoods of over 250,000 residents, Pedralbes in Barcelona had the highest average monthly rent at €1,769.5, while Recoletos in Madrid followed closely at €1,746.3.
Meanwhile, some of the lowest neighbourhood rents were recorded in Murcia (zones 6-A and 7-B) and Alicante’s zone 4-A, with monthly averages of €352.5 and €359.3, respectively.
Annual income by neighbourhood
INE’s study also explored annual income by neighbourhood, and found that Madrid neighbourhoods also ranked highest in annual net income per inhabitant.
El Viso topped the list with €43,575, followed by Recoletos (€40,956) and Piovera (€39,164).
At the opposite end, some of the lowest incomes were reported in Seville’s zone 4-E (Los Pajaritos and Amate neighborhoods) with an annual income of €6,747, and Alicante’s zone 4-A (Juan XXIII district), with an annual income of €7,107.
The Spanish cities with the lowest unemployment rate (as of 2023) included Sant Cugat del Vallès (5.3%), Pozuelo de Alarcón (5.3%) and Las Rozas de Madrid (5.7%). Read more here.
